After searching far and wide you finally found that perfect house you can call home. Now its time for the home inspection, a quality home inspection is only as good as the home inspector. At MVP Home Inspections our home inspectors have inspected hundreds of homes over the years and are licensed and certified in Illinois to perform home inspections and mold inspections. After the initial phone conversion and appointment setup, the home inspector will send you an email confirmation and home inspection agreement. Please read this agreement as it will outline what is covered in the home inspection. Prior to the home inspection your home inspector will text you a reminder, you and your family are encourage to come along for the home inspection and keep in mind we will be there for 2-3 hrs. Once at the home inspection your home inspector will be busy doing the visual inspection, occasionally breaking away to explain certain items or findings to you. The home inspector is always available at anytime during the process to answer any question about the home or home inspection. Once the home inspector completes the home inspection there will be time to review the findings and go over details about the home. The home inspector will point out locations of the furnace filter, electrical panel, water shut off, gas shut off, attic access panels and more to ensure you are familiar with the property.
Reviewing the home inspection report will give you a good sense of the property prior to the report being emailed later in the evening. A colored PDF report will be sent, once downloaded and reviewed you may have questions and we welcome you to call the home inspector anytime to clarify any concerns. The report will outline deficiencies, maintenance items and other information that the home inspector feels is important based on the Illinois Standard of Practice. With the home inspection report in hand, work with your realtor and attorney to discuss possible repairs or credits that you may want to ask for. Remember to read the home inspection report from beginning to end as there may be some important safety or fire issues where immediate attention may be recommended. A home inspection is a visual inspection of the readily accessible areas of the home by a licensed home inspector. Certain areas may not be accessible or visible during a home inspection, not all deficiencies can be found during the limited time of the home inspection. The home inspector may list an item as (Further Evaluation Recommended by a Licensed Tradesman) this means that the home inspector seen something during the home inspection that requires a more detailed inspection. It is recommended that this be completed to ensure the item is safe and functional.
At MVP Home Inspections we will be here to answer questions about your home inspection even after closing. The home inspector will have access to the report and will be able to see pictures and comments that were taken the day of the home inspection. The report can be used as a honey to do list as maintenance items and other recommended repairs will be listed. The home inspector will have access to a list of preferred licensed contractors, referrals are always available. A home inspection is not a guarantee or warranty and no such indication is given, however you should be able to walk away from the home inspection with information to make a well informed buying decision.
